Northwest Arkansas September 2024: Comparison by County
This summary compares the residential statistics of Benton, Washington and Madison Counties.
At the end of September 2024, Benton County is clearly in the lead in terms of Sales Price,Sales Volume, etc. However, Washington County number of days on market and months of inventory are slightly less than Benton. Madison County is reflected here, however, it is primarily a rural county and difficult to compare.

At the end of September 2024 the Northwest Arkansas MLS reflected a Normal residential real estate market that favors neither buyers nor sellers. There was a year over year increase in sales price, closed sales, new and active listings. Average days on market were unchanged while months of inventory increased slightly from 3.8% to 4.1%. Residential sales volume increased almost 9%.
At the end of September 2024, Washington County experienced a year over year increase in sales price, closed sales, new and active listings. Average days on market and months of inventory increased. Residential sales volume increased by almost 15%.
Madison County is primarily rural and the volume of residential statistics is substantially less. This makes it more difficult to determine trends. We believe that including Madison in the overall statistics is still valuable.
With almost 8 months of inventory, Madison County has moved to a buyer’s market.
