Northwest Arkansas: Comparison by County

This is an indicator of the rate properties are sold based on the current product inventory. It is calculated by dividing the number of homes sold (monthly) by the total number of homes available. This metric assists in pricing and investment strategies among others. Key factors that influence absorption rate include supply and demand, seasonality and property condition and features.

Notes:

  • 4-6 months of inventory is considered to be a normal market. Less than 4 months is considered a seller’s market and more than 6 months is considered a buyer’s market.
