Northwest Arkansas Market Statistics
These statistics represent residential data only and combine Benton, Washington, and Madison counties.
As of the end of August 2024, the Northwest Arkansas MLS reflected a healthy residential real estate market. There was a year-over-year increase in both sales price and closed sales. New listings saw a slight decrease, while active listings experienced a slight increase. The average days on market rose, but months of inventory decreased slightly. Residential sales volume increased by over 14%.

- 4-6 months of inventory is considered to be a normal market. Less than 4 months is considered a seller’s market and more than 6 months is considered a buyer’s market.

At the end of August 2024, Benton County experienced a year over year increase in sales price and closed sales. There was a slight decrease in new listings and a slight increase in active listings. Average days on market increased while months of inventory decreased slightly. Residential sales volume increased by almost 18%.
At the end of August 2024, Washington County experienced a year over year increase in sales price and a slight increase in closed sales. Unlike Benton, there was an increase in new listings and a slight increase in active listings. Average days on market decreased slightly while months of inventory increased slightly. Residential sales volume increased by over 8%.
Madison County is primarily rural and the volume of residential statistics is substantially less. This makes it more difficult to determine trends than with the other 2 counties. We believe that including Madison in the overall statistics is still valuable.
While sales price, closed listings, new listings and active listings decreased, months of inventory, at 5% still reflects a normal market.
